Which Approval Path Fits You?

Most applicants qualify for one of these three options. If you are approved through this method, you can complete the leasing process immediately.

Approval Path A

Moderate to minor credit risk as provided by our third-party screening service

No rental housing debts reported

No unpaid judgments

No property debt

No disqualifying criminal history

Gross verifiable monthly income exceeds 2.5x the monthly rent (40% rent-to-income ratio or better).

No felony or misdemeanor convictions within the past 7 years.

No prior eviction record, or an approved override/special approval is obtained before final application approval.

Approval Path B

Applicants denied solely due to High Risk credit may be eligible to apply through Liberty Rent, our third-party guarantor program.

Criminal history is reviewed based on offense type and age. Most misdemeanors require 7 years, select felonies require 7–10 years, and certain serious felonies are not eligible for approval.

Applicants with limited or no established credit, or those presenting a higher credit risk, may still qualify with additional approval requirements.

Conditional Approval: Standard deposit + additional deposit.

Liberty Rent: Standard property deposit + Liberty Rent deposit.

Approval Path C

Applicants may qualify with a Personal Guarantor if they do not meet the standard approval criteria.

Eligible applicants include full-time students without qualifying income and applicants earning 2.0–2.49x the monthly rent.

The Personal Guarantor must complete the online application, meet Tier 1 criteria, and earn at least 5x the monthly rent.

The Personal Guarantor is fully responsible for all lease obligations, including rent and damages, if the resident defaults.
